Panda Luxury Homes conducts all real estate operations offered on this platform under its regulatory authority and oversight.

3. SCOPE OF SERVICES & OPERATIONAL STRUCTURE

To ensure full compliance with provincial real estate legislation, responsibilities are strictly divided between technology/marketing management and licensed real estate operations:

A. Marketing & Platform Services (19 Celsius Marketing Inc.)

19 Celsius Marketing Inc. provides digital strategy, website administration, brand management, and marketing software for the Sunlit portal. 19 Celsius Marketing Inc. does not:

Execute property management contracts or lease agreements.
Collect, hold, or disburse rent, security deposits, or client trust funds.
Conduct property showings, negotiate tenancy terms, or provide licensed advice to landlords or prospective tenants.

B. Licensed Real Estate & Property Management Services (Panda Luxury Homes)

All real estate services are provided strictly by licensed representatives of Panda Luxury Homes. Specifically:

Service Agreements: All property management contracts, leasing agreements, and tenant placement representation agreements are executed directly between the property owner/client and Panda Luxury Homes.
Tenancy Agreements: Residential lease agreements and tenancy contracts are signed and managed under the legal authority of Panda Luxury Homes as the licensed agent.
Trust Accounts & Funds Handling: All security deposits, pet deposits, rent payments, and operational funds are deposited directly into and disbursed from regulated brokerage trust accounts maintained by Panda Luxury Homes in strict accordance with statutory trust accounting regulations.

When you submit an inquiry, request a consultation, or complete a rental application through the Sunlit platform:

Your information is collected securely via the Sunlit portal operated by 19 Celsius Marketing Inc.
Submitted details are transmitted directly to licensed property managers and representatives at Panda Luxury Homes for professional service delivery and processing.
Personal information and financial details provided for tenancy applications are handled in accordance with applicable privacy laws (e.g., PIPEDA / PIPA) and processed under Panda Luxury Homes' regulatory privacy obligations.
